owner Asking for 1000 times rent increment and fresh agreement with Deposit

I'm from Kolkata, I've a shop on rent. Previous shop owner is my Grand father after he passed away owner of the property transferred the rent bill in my father's name, last year my father passed away and owner of the property transferred the rent bill in my name
I'm paying rent regular basis and received the rent bill.
Even I've paid last month May 2022 rent and collect the receipt.
Surprisingly owner now asking for a Fresh Deposit fresh agreement and a hike 1000% in rent.
Can any one suggest what to do now?
We're more than 70 yrs old Tenant and paying rent regular basis.

Understand the view of the owner also, your reputation and goodwill for 70years of the remarkable running of a business from one office, and negotiate for a mutually acceptable rent as litigation is not good for either for owner or tenant in long run.

Negotiate with the owner / landlord qua rate of rent, it is not a legal query.

The landlord is entitled for fair rent. If the demand is unreasonable, you may approach the Court/Rent Controller.
