Need solution

Dear Sir,

Need your suggestion or solution for my below situation.

I have commercial shops, given for rent for more than 10 years. Now my shops area became more commercial, I am planning to demolish the existing shops and build an office pace rent for banks or offices. 

But existing tentens are not vacating the existing shops, they are asking me one year time. I have doubt if I except for the time period, after one year they will again ask for some more time.

Could you please advise a solution for this.

If I make an agreement for 11 months with one month notification, after that tentens are not vacating can I approach the court , then court will favor me to get back my commercial shops.

Please could you suggest me a better approach to get back my shops.

Enter into MOU

Compromise and "Give and take " Policyt will work.
