Need help on legal advice on documents

Hi,

I am planning to buy a residential site in Bangalore, Karnataka. Need expert advice on what are the necessary documents for registration, documents necessary for verification of ownership, how to identify whether the property is under Khatha A or B etc. Pls respond to this with your contacts. Mr.Pan first tell where is the property.  the following are the details 

Documents necessary for Registration for ‘A’ Katha

01.     Previous Sale Deed

02.     Up-to-Date Tax paid Receipt

03.     Katha Certificate & Extract

04.     Sanction Plan

05.     Occupancy Certificate [If the property is Flat]

06.     Construction Certificate [If the property is Flat]

Documents necessary for Registration for ‘B’ Katha

01.     Previous Sale Deed

02.     Up-to-Date Tax paid Receipt

03.     ‘B’ Katha

04.     Sanction Plan

05.     Conversion Order

Documents for Verification of Ownership

01.     Mother Deed

02.     Geonological Tree

03.     All Sale Deeds

04.     All Sale Agreements and GPA [ If executed]

05.     Katha Certificate. [BBMP, Panchayat, CMC Katha etc.,]

06.     Property tax [Up-to-Date]

07.     Encumbrance Certificate for 40 years

08.     Joint Development Agreement [If the land is developed by Builder]

09.     Conversion Order [ If the land situated at other than BBMP Limits]

10.     Sanction plan duly approved by BBMP

Identify the Katha  :  If the katha issued by BBMP and property is given PID No, than it’s ‘A’ Katha.  Getting ‘B’ Katha is no use, it’s just a B-Register.
