I’m going to purchase a resale flat in Kolkata under the South Dum Dum Municipality through home loan. The Sale Agreement is already prepared. Now when I’m about to apply for home loan, I came to know that the seller only possesses a receipt for the mutation fee he paid to the municipality. He doesn't have done the mutation from BLRO. He has been paying property taxes to the municipality for the last 13 years.
Now my question is does he need to do mutation from BLRO now? Will the bank (IDBI) ask for mutation from BLRO? Or, just the mutation from municipality is enough. In that case, can he get the mutation certificate copy from the municipality now? Thank you.
