Mismatch in floor layout in approved sanction and actuals

Dear Sir, I am planning to buy a 6 years old flat in old airport road, Bangalore. In the documents I have found some discrepancies. 1. The sanction plan says No. of units: 12 but in actual there are 20. 2. The flat floor plan totally different than what actually exists. 3. The katha extract of the land owner contains name JOTHY whereas mother deed bears name as Jyothi. 4. Katha A extract is available only for the land but not for the flat. The flat owner's Katha extract contains his name but not flat number. Is it still safe to buy such a property? Is it too much of deviation? Kindly advice if I can go ahead with the purchase. It is huge diviation. I would suggest you to check whether such deviation has been regularized by local/ competent authority. If no, then it is illegal construction and you may keep away from buying it. However, I would also suggest you to get conducted due diligence by legal professional in the matter.
