Mismatch in flat sq.ft in legal set and sale agreeent

Hello,

Thanks for reading this.

I have bought a Flat in Bangalore (Sarjapur) area where the Legal set for the property says my flat size is 1205 sqft.  But the Builder has sold the flat claiming the area of flat is 1225 sqft.

Now the measuring says it is 1225 sqft.  

Now i am currently in a stage of registering the flat, and I would like to know whether its ok to register with 1225 in the final papers.

Will that cause any problem because the registration document will say 1225 and Legal set of documents will read 1205, will i face any issues when i am selling the flat?

Which one will be considered as a valid? Should I ask the builder to make a registration document with 1205 ?

Plase answer this at the earliest.

Dear Arun,

Furnish the details of the undivided share of the land and the built up area of the flat as per the documents.
