I have a land 125 sq yard in north delhi which is a part of a bigger 250sq yard plot their has been two different owners since 1966.our neighbour with remaining 125 sq yard rebuilded their land 3 years ago. Now i want to rebuild my property but my architect is telling me that i would need to pay bribes because sub divided plots cannot be legally approved by mcd.

It is better to get an approved plan from MCD otherwise you are risking your property .

Read / apply Building Bye-Laws of MCD and obtain permission for reconstruction, however, the architect is a professional on the subject, seek and follow his/her advise.
