Maintenance charge- equal distribution of varying size flats

Hi All,

I would like see your recommendations on what is the best maintenance model incase of a gated community which has mostly similar sized 2 BHK, 3 BHK flats - per SFT or Fixed or Hybrid.

For eg., A community having 100 2 BHK flats, 90 3 BHK flats etc.,

hii very interesting question and probably lakhs of pleple are suffering from this . now if we consider your case than the only distinguish between owners of two different type of flat is their area in occupation so propery tax will only differ other expenses like sweeper charges, security charges are to be divided equally. so best method is pay property tax as per your area including insurance etc where the same is depend upon your area but other charges like as discussed above are to be divided equally weather 2 bhk or 3 bhk.
