Legal opinion on property needed or not needed

While buying an apartment in Hyderabad suburbs , the developer says and shown the approval copy of RERA as well as HMDA. Now the developer is saying go ahead and complete the transaction as per the schedule & any legal complications/disputes on the land (14 acres total area) or other wise in future if arises you can file a complaint at RERA  will give you remedy.

Whereas some advocates telephonically say that RERA approval is only selling the property above 500 sq yds by the developer and HMDA approvals is only for construction. The Land title through sale deeds & GPA authenticity cannot be drawn from HMDA and or RERA approvals. The legal opinion should be taken as the land area is large ,there could be multiple transactions would have happened over a period of 30 years back from now.

It is always advisable to obtain a proper legal opinion from an experienced lawyer before buying an immovable property even if you are 100% sure that the property is genuine for purchase.
