Legal heir certificate is enough to sell a land??

Dear Friends,

Im planning to buy a Property in Chennai. The owner of the property is died. His son approached me for buying the land. He is the only son. He has legal heir certificate, death certificate of both his father and mother. He also has some release document.

My doubt is

1) whether legal heir certificate is alone enough to prove he is the only son?

2) He currently resides in Mumbai, so Im not sure whether he has any siblings or not. Can I buy this land?

You should enquire the authenticity of the death certificate and the legal heir certificate from your own source and other option is to mention about both the certificate in your sale deed to be prepared.

Also what if I came to know that he has any siblings after Registration??

Can I retain the property at that time also?
