One Pvt Ltd Co & one LLP [ one single family is having multiple formats; so everything within family] has executed Leave & Licence agreement for 10 years at a much lower rental [ just for book adjustment, no financial payment]. Simply on Rs.100 stamp paper and notarized.
No registration. It is West Bengal.
Is it a valid one? Kindly advise

No it is not legally valid agreement.
You may even produce the book adjustment records to the IT department for the purpose of ITR, but when dispute arises, it may not be maintainable in law
