Lease agreement

Hi

There is a shop near by my home in bangalore , where they prepare the lease document on the fly, They have a franked Stamp paper and having seal to Govt of Karnataka, I asked him about the legality of document and he says , its legal,My Lease Deed is of 3 years , done at July 2014(last year), All I want to know is whether it is required to register the Deed in Sub registrar office, if yes then what is the use of franking the document, Can I register is  now? Experts please help. I am attaching the screenshot of my deed.

The lease deed for more than 12 months is compulsarily registrable.  and the stamp paper required is prescribed in the stamp Act.  IT must be around 5 to 7 % of the average annual rental value
