whether lease deed for a period of 12 months should be registered or not?

It is not for 12 months but it is for 11 months,  It should compulosry registrable document.

If the lease is less than 12 month then it is not necessary to get registered. But if it is more then 11 month than you should have to registered before the sub-registrar concern

Hi Mr Ganesh,

According to Sec. 17 of Registration Act-1908, any lease exceeding 11 months has to be compulsorily registered. If you do not register it, it will have no evidentiary value in the eye of law. It will not be admitted as evidence in the court.

perumal Sir is very correct and to the point and quoted the correct provision of law. Every lease agreement beyond one year are compulsarily registrable. that is the reason why eve\ry one go for lease for 11 months.  Even if written for 11 months you should comply with stamp Act.
