Landlord creating issues

Hi,

I moved to Bangalore 3 months back ( 9 Sept), and took a 1bhk through a broker. I paid the brokerage, deposit and started living in the house. In just 3 months, my Landlord is asking me to vacate the house by 6 Jan , since they are planning to demolish the house and create apartment instead. 

I spoke to my broker to get me a new place, he showed me 4 places in time to 15 days which I did not like (2 of them were not even 1bhk which was my basic requirement). I spoke to my Landlady and she said if you are not finding a house through same broker, go to other agents and she will pay me back the brokerage. She also asked me to leave 3 days early( by 6 jan) than my actual vacating date ( 9 jan ).

Now, when I have found a place through new agent, she is avoiding the talk about the brokerage refund. She looped in the previous broker saying he should pay me back. The broker said he didnt know about the landlords plan for demolishment. 

Also, another tenant who live on another floor of same house told me that Landlady gave them the notice even before I moved in. And also, there is a clause of "written notice" in the rent agreement which my landlady did not give to me, she just told me verbally on 7th dec to vacate.

Now, my problem is to get back my brokerage either throughbroker or landlady. Kindly help. Should I go to Police and file a complaint for the fraud or any other suggestions are welcome
