Landlord and tenant agreement

Can someone please share the sample version of the commercial lease agreement between the landlord and the tenant. I am landlord residing in delhi and want to rent out my shop for commercial usage.

Also, please let me know if I should get the deed registered if the duration of the agreement is of initially 11 months and what are the other things that I should take into consideration and precautions or the clauses that I need to include in the agreement
