Land without Sub-division

Is it advisable to buy a land that is not yet subdivided?

What are the possible problems we may face (including neighborhood people) if we buy a un-subdivided land?

How lack of sub-division is relevant?

If you mean sub-division of a joint property, not divided in metes and bounds by the co-sharers or in absence of such settlement deed in between co sharers it is not advisable.  Contact a local advocate and seek opinion as ultimately such opinion alone helps in getting financial assistance for construction if needed in future.

Thankyou Prasad Sir... Actually, document is clearly settled by the co-sharers, to the holder of the piece of the land..Only thing is it's not subdivided in revenue department..

Thanks for your advise sir..File is given in the local Advocate's table..

How can it be demarcated / boundary settled in the Sale deed ? Be sure before proceeding.

Ask the seller to get mutation done in Revenue dept., before making the final payment and Registration.   Mutation can neither create nor delete the title and it is just evidence of possession.
