L & l with ltd co beyond 5 years becomes tenancy?

Maharashtra Rent Control Act, 1999 does not apply to Ltd or Pvt Ltd companies. Would L & L more than 5 years amount to tenancy?

Every occupation for more than 11 months should be only through a lease agreement only and that lease agreement must be registered to get protection under the law by both lessor and lessee.

Yes, it is tenancy governed by State Rent Control Act / Transfer of Properties Act as the case may be.
