Joint owners of property

Dear Sir

I am residing in Mumbai, in a flat co owned by me and mother. I will be owning another flat v soon in my mothers name. I want to know, what should be done to remove the name of my mother who is 1st owner in this current flat where we are residing so that this flat becomes in my name completely and new flat in my mothers name. I dont want her to be owner of 2 flats, because i want to get rid of Income Tax provision of Deemed Tenancy. Kindly suggest.

Please reply considering the laws and Acts applicable in Maharashtra for same.

Get a relinquishment deed executed in your favour from your mother  whereby your mother would relinquish her 1/2 share in the flat in your favour  and you will become the owner of the entire flat.
