Is up-to-date mutation of entry in property card mandetory for registration of sale of flat in CHS in Mumbai

I wish to sale my residential flat in a Registered CHS in Mumbai. The name of CHS is not yet entered in revenue records despite the application made by CHS. Is it necessary to produce the property card at the time of registration of sale deed document with the area Registrar .

Quick Summary
When selling a flat in a registered Cooperative Housing Society (CHS) in Mumbai, an up-to-date property card is not strictly mandatory for the registration of the sale deed. While the registering officer might not demand it, the buyer will likely require it for transferring the property into their name. The CHS is registered with the Registrar of Cooperative Societies, and the municipality issues property cards, but these are not compulsory documents for the sub-registrar during the sale transaction.

The Registering officer may not ask you about this but the buyer will ask and is a must for him to transfer in his name.

CHS is registered with Registrar Cooperative Societies under the provisions of Section 4 to 21 of Maharashtra Cooperative Societies  Act, 1960.

CHS automatically gets registered with municipality of the area.

Municipality issues property card to owners of the property, which is not mandatory /.compulsory to be produced before Sub-Registrar at the time of registration of sale transaction.
