How to avoid probate

Dear Sir/Madame,

As everyone knows Probate or Sucession Certificate can take more than 3 months to obtain, not to mention the lenghty paperwork and the high court fees.

I have a property in Maharashtra. I would like to convert the current single owner to Joint Tenancy. So that the surviving owner becomes the full owner without the need of a probate or succession certificate. Can anyone here guide how to create a Joint Tenency ownership where the right of survivirship would prevail without the need for a Probate.

Please can you tell me what documents I would need and the best way to do this.

Would any of you recomend creating a Private Revocable Trust to resolve this issue?
