House property dispute

i have a house property dispute with my elder brother. we have 50:50 stake in the property. we have decided to settle it out of court but in front of lawers. The home loan is still going on till 2019. please advise me what are the key points to be followed in the settlement. And tell me if i hire a lawer for this settlement how much will cost me.

Factors which determine a lawyer's fees are :-

The time and effort involved
Difficulty of the case and the skill needed to conduct it
Customary charges of other lawyers for similar service.
How frequently the client works with the lawyer and lastly, location of your case
