I know but what legal documents required that I want to know.Is it different for different banks or same for all banks if it is so than what are those documents.

1. Each bank have different parameters and they may ask different documents requirements. Generally they ask for land/plot registry, conversion of land certificate from agriculture to residential, If the land/plot is on the name of your father or mother join her as co applicant. Adhar card, residential address proof, your salary slip, form 16, ITR copy of last 3 years, photographs etc.
2. You may take loan from LIC HFL , they finance easily and manage certain documents.

The original sale deed and mutation entries in the land records are essential for proving non-ZA lands.

It is a procedural and not a legal query, contact the Bankers.

Each bank has its own norms. There could be generalisation as to the procedure or the norms in vogue.

Instead of asking this question here in this forum you can ask the bank itself about the requirements to be complied with for otaining the loan, as rightly observed by many experts, the requirement of documents and other issues differ from one bank to another.

Five years passed and now they are saying that the papers are wrong as in Non ZA land from ancestors should have relation linkage to our previous land owners and therefore I made new khewat and now they say that NOC or vasiyatnama and virasatnama should also have and one more papers indicating hissa batwara of particular area as we have that is between three brothers .My father eldest and two uncles now all three are dead and the land is divided as per personal interest areawise and nobody has objection in construction of home in my area all siblings agree in that matter so how could I get that loan as diffrerent bank is insisting in different way as their legal consultant guide them so . Here I only want to know what legal papers are best in Non ZA land for approaching a home loan as the officials who make those papers say that Non ZA land has time taking process but I want them as early as possible because already has passed but the application is at the same point.
