Gpa sale - need advice

Hi All,

I have purchased a site from a GPA holder almost 2 months back. The deatails of the same below :

1) The site is purchsed from Mr. X in Jan 2015.

2) Mr X is a GPA holder who has purchased the site from Mr. R in 1997. Since than Mr.X has been the sole GPA holder . 

3) The GPA between Mr. X and Mr. R is duly signed by the advocated and notary.

My questions : 1) is this sale valid 2) i am planning to construct the house in this very site. am i eligible for bank loan.

Request an advice on the same.

Sir,

 

GPA's are not considered valid after 2009 by Hon'ble Supreme Court  (Suraj Mal Judgement) . Yes for limted purposes it is valid. Better get the sale deed and get the same registered.
