Gift deed from son to father/mother

Hi Experts,

I and my mother jointly own one flat in mumbai, we have bought flat partial thru bank finance for self occupancy last year.

I want to gift my 50% share to either my mother or father and i need to understand what will be the procedure and Stamp and Registration Charges for transaferring my shares.
