Flat issue

I booked a flat (Flat number 7B) did advance payment of Rs 5lac. 
After 3 months builder called me and said he can't provide us 7B(Reason he said that the landowner was given this flat)
I did payment through cheque, and I have only mail confirmation from them saying that they received booking amount of 5lac for flat no 7B.

Please provide what are the various legal remedies available to me.

You can approach  Consumer Commission  against builder for your grievances and can also claim compensation

You can submit your complaint to R.E.R.A. The RERA is correct answer to buyers and sellers The lack of regulation made investing in real estate unpopular among people. The real estate industry needed a regulator who can frame rules, regulate transactions, and bring in more transparency to the sector.
