Flat documents.

Hi, I am planning to purchase a flat in an apartment. What document I should ask from builder to check if the plot is agricultural or residential?

Dear sir,
You have to ask the title document of land and draft agreement to be executed between you and builder.

Do not assume and have doubts.  The building permission/approval takes care of land use.  Before purchasing a flat demand for copies of entire documents as given to other owners and get a clear legal opinion on the title through link documents.  You can also seek information under RTI from Municipality or Corporation on the usage of the land in which you are going to purchase a flat.

1. Ask the Builder to give you:
a) Title Search report of Land
b) Property Card /7x12 of Land
c) Sanctioned Plan of Apartment building

ask below details from builder

1. RERA Certificate and building completion certificate
2.khatha certificate for land .
3.Approved building plan permission
4.Noc from bank if project is bank funding
5.Tracing of title for land and building
6.Search report or encumbarance certificate from registrar office.
7.Floor sketch of your flat .
8.joint venture agreement if applicable
9.Possession hand over letter from builder
10.construction agreement
11.car parking two wheeler parking details

It is advisable to contact, consult and engage a local prudent lawyer for search of title, encumbrace, attachment or any other issue against the property under purchase, without waiting for obligation of experts on this platform. .

For confirming it as residential property or NA converted, you may obtain the conversion approval letter given by the concerned land revenue department for conversion of agricultural land to NA. 

Rest other documents can be obtained which are relevant to this property as advised by other experts above.
