father wants to transfer land property to son

I am the only son of my father and I have two married sisters. My father wants to transfer his self acquired land property to me . What is the procedure in Orissa for such transfer without incurring much cost ?

The only modes are gift or will.

Either in Orissa or any where in the country, a sttlement or gift can be made by the father to his son, in respect of his self acquired property

there are some methods of transfer the property that is sale deed ,gift deed ,and also will deed ,

in the sale deed or gift deed u have to pay the stamp duty of the property and this is inforced when the paper is completed .in the other hand will deed is inforce after the death of testator(will writer ) and there is no stamp duty is paid by u ?

but my suggestion that u going to gift deed>>>>>>>>>>>

For God's sake don't go in for Will.

Get it transferred by irrevocable gift deed and get it registered.
