Extend limitation of equitable mortgage

Loans were advance and equitable mortgage also created. Loan and EM will complete 12 years this December. Full loan not yet repaid. How to extend the equitable mortgage? Will the mortgagor have to redeposit the title deeds afresh?

Quick Summary
This discussion explores extending an equitable mortgage that is nearing its 12-year mark, with the loan still outstanding. The core questions revolve around the procedure for extending the mortgage, specifically whether the mortgagor needs to re-deposit the title deeds. While revival letters and balance confirmations are mentioned, the consensus leans towards this being a procedural matter best clarified directly with the financial institution.

Through by  executing revival  letters and confirmation of balance.

The query suggests no legal elements; it is more of procedural issues which could be ascertained from the financial institution concerned.
