Documents to check for agricultural land - maharashtra

Hi,

 

I am a Telangana farmer trying to buy agricultural land in Maharastra.

1. Since the land is very old, it seems there are no sale deeds or link documents available. So what other documents should I check? i was told, I will be given Ferafar, Saat Bara 7/12, 8a and something called Hakku nandini before the Agreement. Pls advise what to check?

2. Some portion of the land it seems was owned by an Adivasi Sangam 40 years back but there have been no objections raised for the current owners. How to check this.

3. What percentage of money of the total value should be paid during Agreement?

 

Pls advise.

for your doubts, (1) & (2) Obtain the Survey number of the land and then request the Tahsildar concerned to let you know the nature of the land of that Survey number.  If any part of the Survey number of the land was Adivasi, it is not advisable to proceed further. (3) There is no percentage legally.  The buyer and seller have to mutually agree on the price.

Thank you. Can anyone answer as to what documents should be checked if link and sale documents are not available.
