Documents needed for leave and liecence agreement in pune

To All Learned Members of the Legal community,

I have a independent bunglow in Pune, which , i want to rent it.

Agreed with a party for Rs 10,000/- as rent and Rs 35,000/- as deposit, through a broker.

Now the broker is asking for 7/12 extract, index 2 document , and tax paid receipt, are all these documents necessary for registered or a notarised agreement from  my side?

Can we do a notary instead of a registered deed?

Is the notarised leave and liecence agreement a valid document?

Secondly do i need to do a police verification , what is the process.

Dear Vijay,

Basically, all these docments are required to prove that you are the legitimate owner of the subject property and only on satisfying the same, they will enter into the Agreement.

YOU SHOULD COMPULSORILY GET THE AGREEMENT OF LEAVE AND LICENSE REGISTERED .NONREGISTRATION OF LEAVE AND LICENSE AGREEMENT IS A CRIMINAL OFFENCE  AS PER SECTION 55 OF THE MAHARASHTRA RENT CONTRO ACT,1999 AND LANDLORD  MAY  BE PUNISHED UPTO THREE MONTHS OR WITH FINE.BESIDES THIS IF IN FUTURE IF  LICENSEE DENY TO VACATE THE PREMISES THEN YOU HAVE WEAK CASE THE AGREEMENT NOT BEING REGISTERED AND PROPER STAMP DUTY IS NOT PAID .FURTHE GET IT DRAFTED/REVIEWED THROUGH A LAWYER BECAUSE ANY TERM AND CONDITION ADVERSE TO YOUR INTEREST MAY BRTING YOU IN TROUBLE. YOU ARE HOLDIND PROPERTY OF LAKHS OF RUPEES .

LL AGR need Registration, and Police NOC  :U have to pay requisite Stamp Duty and Registration Chg.

The official Maharashtra website for Leave and License agreement lists only 2. Aadhar and pan card.

These documents are required for online rent agreement.

ID proof of all parties like Aadhaar or PAN and Index II OR Tax Receipt OR Electricity bill is sufficient for the Agreement. A notarized agreement is absolutely valid if the duration of the agreement is not exceeding 11 months. Submitting your tenant's information if compulsory and this process is now online.

Landlord can add a clause to vacate the premises in 6 moths notice. Tenant at the other hand can add a clause to have a lock in period of at least 36 months. REAL ESTAT ALL TURKEY
