Direct registration of house

Sir, 

I want to purchase old villa and agree with vendor  direct registration without sale deed agreement. If vendor execute the saledeed agreement with other party without my knowledge before direct registration with me, then the agreement is stands valid or my registration. Any dispute stands in court  or any problem to me.

So you have to obtain previous registration documents of the property from the vendor and EC for 30 years in the Sub Registrar Office concerned and verify whether any transfer is made or not.  If you have any doubt, consult a local lawyer for guidance after obtaining EC and previous registration documents.

Thank you sir, but if agreement executed in short time one or two days earlier than direct registration and ,  not registered  then it will not mentioned in EC ?.
