Registration of trust deed

Dear professional colleagues,
We want to create a trust for issue of debentures by an unlisted company. The immovable properties will be vested to the trustees by equitable mortgage by deposit of title deeds.
1. Is it mandatory to register the trust deed? (though not sure but I think that as per the provisions of Indian Trust Act it is mandatory when immovable properties are vested to the trustees)
2. If compulsory who is the registration authority and what are the registration fees?
