Consultancy agreement

Dear Members,

I would like to understand what kind of agreement would be prepared and signed ,in case a person wants to develop his Agricultural land(converted to NA) ,the company taking over the rights to develop will market the sale of the commercial industrial units .The owner of the land will handover a clear title /paid all taxes etc .
