Commercial contract or property transfer agreement

How can we classify a Tripartite Agreement between Purchaser, Developer and NBFC/Bank? Whether it is a commercial contract or property transfer agreement? Whether registration of TPA is obligatory?

Quick Summary
This discussion explores the classification of a Tripartite Agreement involving a purchaser, developer, and a financial institution. It questions whether such an agreement should be considered a commercial contract or a property transfer agreement, and crucially, whether its registration is mandatory. The consensus is that property purchased via a tripartite agreement requires registration with the sub-registrar, incurring stamp duty and registration charges.

Hello,

Property purchased through a tripartite agreement has to be registered with the sub-registrar office by paying stamp duty and registration charges.
