Co.op.hsg.society mumbai, maharashtra

1)If a flat area as per maha rera is 1000 sq ft. or above in andheri west mumbai how many parking allowed as per dcpr 2034 or as per BMC and under which clauses.

2)Is it true that 2 parking slots are required to be provided by builder if RERA carpet area is more than 1000sq.Ft.

Quick Summary
This discussion clarifies parking regulations in Mumbai for flats with a RERA carpet area of 1000 sq ft or more. Under the DCPR 2034, flats exceeding 90 sq.m (approximately 969 sq.ft) typically require one car parking space per tenement, plus visitor parking. However, the specific rules can vary, especially for redevelopment projects under Regulation 33(11), which may allow for relaxed parking arrangements or alternative solutions. It's essential to check the specific sanction and corrigenda applicable to your project's redevelopment permission.

1,000 sq.ft = 92.90304 sq.m (calculation: 1 sq.ft = 0.09290304 sq.m).
That puts the flat in the “exceeding 90 sq.m” category.

Therefore DCPR requires 2 car parking spaces for that tenement (plus visitor parking obligations).
The DCPR also gives different (usually more relaxed) parking ratios for certain redevelopment cases (Regulation 33 categories). For developments under those specific redevelopment provisions the parking formula is different (the redevelopment table in the same DCPR document shows 1 parking per tenement for units >90 sq.m in the redevelopment variant).

So whether the “2 parking” rule applies depends on which DCPR regime your project falls under (normal fresh construction vs specified redevelopment provisions).

Check whether your project is being processed under those Regulation-33 redevelopment clauses.

Dear Shri T. Kalaiselven,    Thanks for your kind reply. The Redevelopment is under 33(11).

DCPR-2034 — Regulation 44 (Table-21) (car-parking table): sets required car parking by carpet-area bands. For carpet area > 90 sq.m (≈ > 969 sq.ft) the table treats it as the band that requires one car parking per tenement (plus visitor parking). Since 1,000 sq.ft ≈ 92.9 sq.m, your flat falls into that band.

Regulation 33(11) (redevelopment/SRA type provisions): redevelopment provisions may permit relaxations/alternative parking arrangements (and DCPR also allows additional parking over the norm on payment of premium).

So redevelopment under 33(11) can affect how the norms are applied (relaxation, fungible area, premium, etc.).

Check the sanction/corrigenda applicable to the specific redevelopment permission.
