Clarification on plan approval

Dear All,

I request your timely help in clarifing the following:

AA. We identified a property - individual house 800 sq.ft (Ground Floor) and 800 sq.ft (1st Floor) and would like to purchase (Brother & Self ) on UDS basis through bank loan.

BB When the builder got the plan approval, he had got the approval only for 400 sq.ft in Ground Floor and 400 Sq.ft in the first floor and had built 200 sq.ft in the second floor as head room.

CC. When approached the banker, they had rejected informing 100% deviation. But certain bankers are ready to provide the loan.

DD. Will there be any problem in purchasing this property at present or in future. If so what could be the problems.

KINDLY ADVISE AND HELP ME OUT.

Hi,

Bank offers loan to property which is legal and approved by by Local Authority. The property which is constructed without approval may be purchased on your own finance and risk. you may occupy the house and keep in possession of the property. Verify the by laws of approvals of local authority you may find way out to regularize the illegal construction, by paying fine amount. The illegally constructed property is not registered in the Sub Register office, hence there will not genuine buyers in future of property constructed without any approvals.
