yes.,  For which the tranfer to a  living person and then to the unborn child(*child in womb is not a living person.   So straight away the property cannot be willaway )

She make a WILL AND sign in with two withness compulsory. It is not necessary to WILL is notarized or registered at Registrar office.

actually she wants to cover a situation in a case if she dies at the time of delivery, then the property should go to the child. but since unable at that time she wants to will it now. what is the best way? please advise.

As per AIR l946 Calcutta 396 and AIR 1933 Patna 647.will made in favour of unborn person by a hindu ,will is not invalid as per sec.112 of Indian Succession Act.
