Dear Raj,

As per the prevalent practice the title of  any immoveable property gets transferred by way of a authenticated document in the records of any Municipal Authority.

In your case "the will needs to be get probated" meaning thereby that the same has stood the scruitiny of the court and there is no objection to the same and the title is clear.

The other way possible is exchange of consideration simultaneously along with the execution of will.

Hope your query gets answered.

Best Regards

Daksh
