Buying an unalloted flat in Gurgaon from a Real Estate Deale

Hi,

 I am living in Delhi and planning to buy an un-allotted, flat of an upcoming project, in Gurgaon from a real estate dealer. He has paid the booking amount. Please advise me which all documents I must get from him. And any other precaution.
