Buying agricultural land in karnataka kodagu

Hi I am planning to buy agricultural land from my family member. There is no crops grown till now.

I would like to know from the lawyers community the process and required documents. Please suggest.

Thank you.

Quick Summary
This discussion focuses on the process and required documents for purchasing agricultural land in Kodagu, Karnataka, particularly when buying from a family member. Key advice includes obtaining a 30-year Encumbrance Certificate (EC) and consulting a local advocate. The presence of an RTC (Record of Rights, Tenancy Corps) in the seller's name is confirmed as a starting point.

You ask them for the previous documents (how can they acquire the land) and apply for EC for 30 years and after obtaining the same show them to a local advocate for guidance.

Thank you kavksatyanarayana sir. They have RTC in their name for the agricultural land. What others documents is required.

Get EC of 30 years searched by a local prudent lawyer for marketability of subject property as advised by learned senior expert Mr. Savksatyanarayana ji, which I agree and appreciate.
