sir/madam, one of my friend going to buy a mortgaged land which is still with financial institution, issue is it was mortgaged in early nineties, but now that finance institution not in force, it was windup, no clearance possibility. can go head? is it any problems create? no original deeds, original deeds with with financial institution.

No property cannot be bought for which original sale deed is not with the owner, but a copy of the deed acquired from the registrar is available and and name of the owner is displayed in the Encumbrance certificate.
