Dear Sir / Madam, please if you can guide on building redevelopment process. Does Maharashtra Housing Development has any specific age limit of the building beyond which it should compulsary go for redevelopment. Say if the building is 49 or 50 years old what happens.

The Brihanmumbai Municipal Corporation, in its revised Development Control Regulations, has proposed to allow the redevelopment of buildings that are over 30 years old.

The land on which the building is situated, may either be government land or private land. So, as long as the building of the society is older than 30 years, it does not make any difference as to who owns the land, for the purpose of self-redevelopment

After the lifetime of apartment buildings, ownership and compensation are typically managed according to the laws and regulations of the specific location. In many cases, when an apartment building reaches the end of its lifespan, the land and any remaining structures may be redeveloped or repurposed.

Local laws apply to the subject matter.

It will be better to consult a local prudent lawyer with relevant records.
