Builder died case

Hello sir ,sir i booked a flat in 2010 and given 40 %(by cheque) amount of my flat but in 2011 the builder died and his family members transferred the all rights of that land to a another partnership firm then that film transferred all the rights to a next firm .now that firm had made a new building with new name .and he is not responding to us sir please suggest what should I do to recovery my hard earned  money .

Quick Summary
A buyer booked a flat in 2010, paying 40% of the cost. The builder passed away in 2011, and the land rights were transferred through multiple firms. The current firm has built a new project but is unresponsive. The buyer is seeking advice on recovering their money after 12 years, but expert opinion suggests it may be legally time-barred and the new firm is not liable for the original builder's debts.

Now after laps of 12 years you can not legally recover your flat booking amount , it's now time barred moreover firm is not liable to pay you any amount which was due on builder.

I fully agree with the opinion and advise of expert Sh. Bhartesh Goyal.
