Agricultural land boundary issue

Hi, am a resident of Telangana state, living in Hyderabad city.I've purchased an agriculutural land in another district-Siddipet in 2022.Purchased Land extent is 1acre(40 guntas) along with extra 1 gunta clearly registered for pathway to my land from the village dambar road.For last three years, there has been no issue about it but recently a neighbour has applied for their land survey and survey was done last week.The survey team has planted the survey flags encroaching into some portion of my land. The pathway and some part of land is into flagged portion now.The person who referred us the land to buy is also my tenant farmer cultivating crop for last 3 years but he is not fully providing the information on the survey.As am non-local and unaware about the full land history,I'm finding difficult to defend my point.Please guide me on how to proceed on this issue. Also am planning to take action on my tenant farmer due to his suspicious behavior on this issue.Please let me know if any further information is required.

The registered document and survey reports are needed to verify and form an opinion.  So consult a local advocate for guidance.

First you apply for survey of your property on the basis of your registerd sale deed, get your property properly bounded by fixing the boundary stones, if the neighbor has encroached your property you can file a suit for eviction and possession of encroached portion and also for peremanent injunction to restrain him from interfering in your possession and enjoyment

If you are not satisfied with the demarcation of the property conducted by Survey Team, move in appeal with evidence(s).

Your tenant cannot be held liable for any action qua flagging in survey, it is your property.

Mere placing of flags need not be a cause of alarm. However, if the survey results in refixation of boundary and actual deprivation of property, you have the option to initiate a civil action.

It is better to show relevant records to a local prudent lawyer for proper analyses of facts/documents, professional advise and necessary proceeding.

Thank you all for valuable suggestions. The only thing we missed is:- we agreed to buy this land after the mediator (cum current tenant farmer) being our relative has assured us that its a clear title without any issue and did the survey of the land by a private party before land registration.As of now we dont have any official govt survey document to show the clearly defined boundaries to support our argument.So, based on your suggestions,we are getting ready to do these things, listed below:

1.First apply for official survey of our land as per the survey number in our registration document.

2. If the boundaries differ from the previous ones, then in the presence of village elders (Sarpanch) we will formally ask them to accept their mistake of misrepresentation of boundaries of the land which is a valid reason for cancellation of the sale deed and demand to return our money paid for land.Here small correction land registration was made in May 2023 so cancellation request is valid within 3 years of registration with a valid reason. Please correct me if am wrong.

3. If they disagree, then we have to go ahead and file a case or suit for cancellation of the registration due to misrepresentation of the boundaries.And also, can we sue the mediator for above misinformation as fraud or cheating and demand to refund of the commission amount taken for this registration?

Please help us with your suggestions on the above points and let us know if any other point we are missing on our part in resolving this issue.

The suggestions made by you in point number 1 and 2 are possible, and in the point three, you can file a suit subsequently but cannot claim refund of commission because it was your fault for not ensuring due diligence at the time of purchase of property.
