Agreement to sale is suffice ? of sale deed also required ?

Sir,

I am buying resale flat in pune with housing loan. Flat cost 15 Lacks. 5 Lacks paid by cheque, and

10 Lacks loan to be taken. I have entered in to 'Agreement to sale' mentioning all part payment details

and other standrd clauses. I am going to register this agreement with franking by paying approx 37000/-

stamp duty and 15000/- registration fees. I i am paying stamp duty and registration fees on

'Agreement to Sale', then is there requirement of 'SALE DEED' again.

Please advice.
