Agreement of sale with possession give title?

Agreement of sale with possession give title? one of my colleague purchased a piece of land long back only registered agreement of sale with possession, but till now no registered sale deed, but in possession, can get title?? seller have till right on the land??

Quick Summary
An agreement of sale with possession does not automatically grant legal title; the seller remains the owner until a registered sale deed is executed. If you have possession but no sale deed, you may need to consult an advocate. Options include registering the property to a relative, filing a declaration suit based on long-term possession (over 12 years), or serving a legal notice to compel the seller to execute the sale deed.

Agreement to sell with possession does not confer title  still seller is owner of property. For absolute ownership your friend need to get registered sale deed.

Contact advocate to explore alternate ways by registering the property to your own kith and kin to generate a valid title deed or ways to file declaration suit based on uninterrupted possession over 12 years, with knowledge of the original owner and supported by revenue records.

The seller under legal obligation to execute the conveyance deed. You may serve a legal notice seeking execution of sale deed.
