Agreement of sale cum gpa with possession

Sir,

I purchased a plot by Agreement of sale cum GPA with possession. Can I do gift deed registration to my kid who is major.

Quick Summary
This discussion explores whether a gift deed can be registered for a plot purchased through a Sale Agreement cum GPA with possession. The advice suggests that if the principal (original owner) is alive and the GPA specifically allows for third-party transfers via gift deed, then it might be possible. However, a key point raised is that if the plot is not yet registered in your name, you may not be able to execute a gift deed as you are not the registered owner.

On the basis of the GPA in your favor, if the  principal is alive then you  can execute a registered gift deed in favor of your child, provided there is a mention about the transfer to a third party through gift deed too in the POA deed.

You may make sure that the principal is alive.

Since you have purchased plot through Sale Agreements cum GPA and still plot has not been registered in your name and you are not registered owner of  plot so can not execute gift deed of said plot in favour of your son.
