Agreement of sale cum gpa give title??

Agreement of sale cum GPA give title?? or only use for transfer of property to others?? can use for both?? if I take Agreement of sale cum GPA over ten acres, I use it for five acres title, remaining five acres sell to  others, then it is valid?

The 2011 order by the Supreme Court of India categorically states that the GPA is not an instrument of transfer when it comes to right, title and interest in an immovable property. ... Therefore, GPA is not valid for the sale/purchase of a property.

No, Agreement of sale cum GPA does not confir title of property.On basis of said document no one can be owner of property.
