A Lease Agreement

Some of the best lawyers I've met provided me with weak & loopholed lease/rental agreements. Can anyone share a decent agreement... My prospective tenant would be ready to sign even a penalising agreement since he understands how much I value my property & that the consideration compared to the market rate...
