There is always problem of lease property. There are simple solutions for transfer of commercial lease property.

1) Form a pvt ltd co with current occupier , give him mejority share so that you do not attract sub tenancy or illegal transfer allegations.

2) For smaller properties form a partnership giving majority to the occupier.

3) In both cases specify that the incoming shareholder will manage the buisness.

4) Apply for change of lease reciepts in the name of new entity.

5) Take help of court for such change.

6) once it is achieved change the share from majority to minority in gradual steps.
